Scope of works

Initial Clean

Initial Builders Clean

Floors

  •  Remove all protective coverings, including paper and film.
  • Scrape and sweep away cement, plaster, and any other debris to ensure a smooth surface for flooring installation.
  • Vacuum thoroughly to eliminate dust and mop with a suitable detergent.
  • For LVT flooring, sweep and mop to remove all traces of paint, dirt, and mud, then apply a coat of metallised floor polish.

Internal Woodwork

  • Remove dirt, paint spots, and blemishes from all timber surfaces, including skirting boards, architraves, internal doors, staircases, and window sills.
  • Wash down all surfaces and ensure they are properly dried.

Kitchen Units and Worktops

  • Remove all labels and protective coverings.
  • Clean cupboards inside and out, including the tops of units.
  • Wash and polish all kitchen units, worktops, and sinks.
  • Report any visible damage to Site Management immediately.
  • Remove any paint marks carefully.
  • Apply the same level of cleaning to vanity cupboards and wardrobes.
  • Only use clean, non-abrasive cloths to avoid scratches.
  • If damage is discovered once protection is removed, photograph it and report it before cleaning.

Walls and Tiling

  • Lightly clean any marks from wall surfaces.
  • Wash down tiled walls, ensuring all excess grout is removed.

Sanitary Ware

  • Remove all packaging, labels, and protective coverings.
  • Wash and polish all sanitary units and fittings.
  • For plastic baths, basins, and shower trays, soak and remove protective materials, then clean with warm water and detergent.
  • Avoid using abrasive cleaners, which could damage the polished finish.
  • Report any scratches, chips, or defects to Site Management immediately.

Windows

  • Remove any paint splashes, labels, and protective tape from PVCu windows.
  • Wash and polish glass inside and out, including window channels and rebates.
  • Take special care to prevent scratching the glass; report any existing scratches before cleaning.
  • Carefully remove any mortar splashes.
  • Clean beneath external PVCu window sills and remove protective materials from handles.

Floors and External Fixtures

  • Sweep and remove any paint splashes from ceramic, vinyl, and thermoplastic tiles.
  • Wash down all rainwater downpipes and gutters with soapy water.

Staircase

  • Remove all protective coverings.
  • Clean handrails, spindles, and newel posts.
  • Scrape and sweep stair treads and risers to remove cement and plaster, ensuring a smooth surface for floor covering.

Electrical Accessories

  • Remove any paint, plaster, or dust from electrical fixtures, including ceiling roses, downlights, power sockets, and light switches.
  • Ensure all surfaces are cleaned and polished without causing scratches.

PVCu Fixtures

  • Remove marks and polish all PVCu surfaces, including doors, fascias, soffits, bargeboards, meter cupboards, and other external fixtures.

Doors and Fireplaces

  • Clean and remove marks or splashes from all internal and external doors.
  • Polish door handles and fittings.
  • Remove protective materials from fireplaces and clean thoroughly, ensuring all paint, plaster, and dust are removed.

Heating System

  • Remove any plaster, paint, or debris from boilers, radiators, and heating controls.
  • Clean and polish boiler casings, radiators, and external vents.

Airing Cupboards (If Applicable)

  • Clean the inside of airing cupboards and wipe down slatted shelves with a damp cloth.

Re-Clean

To be carried out once all standard traded works are complete.

Bring property back up to the standard of the Initial Builder’s Clean following completion of snagging works

  • Internal windows to be buffed up and all cills polished
  • Vinyl flooring to be cleaned and vacuumedAll carpets to be vacuumed
  • All kitchen cupboard cleaned and worktops to be
    wiped down
  • Sinks, taps and sanitary ware to be cleaned and polished
  • Wardrobes to be polished
  • Air Fresheners to be placed in the bathroom, en-suite facilities, kitchen and downstairs cloakroom if applicable
  • All door furniture to be dusted down and cleaned
  • All external windows and cills, guttering and down pipes to be cleaned,
  • To any other areas as detailed in the standard builders clean

Sparkle / Final Clean

To be carried out one day before occupation

Bring property back up to the standard of the Re-Clean following completion of snagging works

  • Vacuum and clean floor, including fitted carpet (where present), Mop, Dry and Polish floor tiles and LVT.
  • Footprints in newly vacuumed carpets should be avoided – consider effective routes for cleaning to avoid walking over cleaned areas.
  • Polish internal doors and furniture
  • Generally polish all bright work, sinks, mirrors, etc
  • Wipe down all external doors & window frames & clean glass
  • Clean sanitary-ware
  • Clean all kitchen furniture, worktops, appliances and polish all appliances
  • Clean & polish all floor tiles
  • Dust all surfaces
  • Clean all wardrobes and sanitary ware
  • Remove polythene, labels, etc. from appliances
  • Place bleach blocks or equivalent in cisterns and air freshener to lounge
  • Two plug-in air fresheners are to be provided in each property, one on each floor upon the direction of the Site Manager (to the lounge and landing, unless directed otherwise)
  • Wash down fronts of external doors, garage doors, all rainwater goods, window frames/cills, meter boxes, GRP canopies and bays, PVC fascia soffits and bargeboards
    Any scratches / damage noted during your works will be immediately be reported to the Site Manager.
